What houses are you looking for in Portugal in Covid-19 times?

The house took on the main role during the pandemic and, rightly so, put in evidence a demand more oriented towards larger spaces, indoor and outdoor - that allow a better quality of life and family life and / or teleworking.

 

But are these, in effect, new market trends that will result in new behaviors of buying and renting real estate or simply aspirational research associated with the moment? And how is this demand having an effect on prices and doing business?

 

It is undeniable that the demand for houses and apartments with areas larger than the average assumed a significant role, however, it is still too early to draw convinced conclusions about a possible change in the profile of real estate consumption and assume that these changes in consumer behavior indicate a new trend .

 

The behavior of the market - in terms of values, demand profile, typologies and areas - has not changed significantly compared to 2019. The real estate market remains active, registering stable demand, just as banks continue to grant housing loans. It is, therefore, premature to assume new market trends regarding types of house or areas to purchase or rent houses. It is estimated that the owners will adopt a more balanced relationship with the buyers, something that is not only positive, but also necessary.

 

House prices have not changed for the moment, either in terms of buying and selling, or in terms of leasing. However, real estate mediation cannot escape the necessary adjustments, finding alternative means of communication and disclosure of its property portfolio and offering an increasingly rigorous, judicious and improved service.
